If you have a property which meets the following criteria then the please contact us for an assessment. We will need your full address with a post code, and as many photographs of the outside of your property (taken from a distance of around 100 meters of possible).
- Spacious living areas and main bedrooms. Most new builds are not suitable.
- Privacy – not particularly overlooked by other properties
- At least 25 meters from any neighbouring buildings in ALL directions
If we consider your property as a suitable candidate then we will come and take all of your details and the detail of the property. We charge 1% of your sale price as a fee. If you want to list with another “conventional” estate agent then we have standard paperwork which they will need to agree to and sign. We operate a first-to-sell-wins-the-fee policy.
This means that you only pay the agent who sells the property for you (that only seems fair to us). If your agent won’t agree to this, then we cannot work with you.
We already have a large number of privately registered properties on our books. This is a personal service. We don’t publish listings – and will email you the details of suitable candidates.
We need to know what you’re looking for, and your price range. Privacy and living space goes without question – but how much land would you like? How many bedrooms? What’s your budget? Which areas would you consider? Any special requirements? Would you be prepared to take on the right property if it needed a little work? Etc.
Many estate agents will recommend a solicitor for the conveyancing (that is the legal process of transferring the title (ownership) of a property from the current owner to a new owner). We prefer not to do this.
As we operate on behalf of customers from all over the UK we don’t have working relationships with any local solicitors.
We suggest that you compare conveyancing solicitors online.
This is a different service to that usually offered by a traditional agent.
You can compare conveyancing quotes from a number of different solicitors using these services. You can read reviews on their performance (good and bad) and choose one that suits. The prices are very competitive and most of the feedback is favourable. One conveyancing comparison site we recommend is www.equoteconveyancing.co.uk
We are quite happy to attend viewings – but we think that you are the best person to show someone around your property. For safety reasons, if you live alone or feel vulnerable we will arrange for a local, CRB checked person of the same gender to arrive at your property 15 minutes before any arranged viewing to be an extra presence in the property.
You will be able to chat with this person by telephone or meet them somewhere public for a cuppa any time beforehand if you so wish.
They will be available for each and every viewing on your property – so we are sure you will get to know them.
